This Building Elevation drawing shown below (with notes added) was obtained from the Town of North Hempstead and is on file in the Building Department.
The proposed Heritage requires regrading of the site by elevating the grade 5 feet (shown in orange).
This would result in a new 5 foot retaining wall in addition to the existing 4 foot retaining walls.
This site plan shows the proximity of the proposed structure and the shadows cast in relation to
the adjoining single family homes.
Property values of the adjoining residential homes would decrease if the proposed structure
were built according to the proposed plans. In addition, an increase in traffic volume and loss of
all privacy would create a severe hardship to the families on Onderdonk Avenue and George Street.
On April 15th, 2008 over 200 local residents attended the Town Board hearing to object
to the proposed rezoning. Over 250 petitions against the proposed rezoning were
submitted to the Town Board. Not one single resident spoke in favor of the proposed
rezoning. The Town Board adjourned the hearing until May 27th, 2008. Residents
opposed to the rezoning are advised to attend the next hearing on May 27th, 7:30 PM
to voice their objections again.
The photos above show the present site. The present Parish House structure shown is approximately
27,000 square feet. The proposed structure by comparison is 130,300 square feet.
The shadow analysis drawings show winter morning and afternoon shadows that would
be cast by the proposed structure.
Because the developer's plans require that the grade be raised 5 feet most of the existing trees on this
site would need to be removed. The proposed site plan also provides no open green space for the
apartment residents. The entire site would be composed of asphalt and building structure with
